Cleaning maintenance plans: what to include and how to price them

A cleaning plan is a recurring agreement for regular cleans at a set price and frequency, often with rotating deep-clean tasks so the home stays on top of the jobs a standard clean misses. It turns one-off bookings into a predictable schedule and makes staff hours easier to plan.

Also called: recurring cleaning plan · membership · cleaning service agreement

Why customers sign up

  • →They don't want to book every clean.
  • →A regular schedule keeps the home at a standard, not catching up.
  • →They want the same cleaner or team who knows the home.

Typical inclusions

A starting checklist. Include only what you can deliver every time, and follow manufacturer guidance and local rules.

Every clean

  • Kitchen: counters, sink, appliance fronts, stovetop
  • Bathrooms: toilet, shower, bath, sinks, mirrors

  • Vacuum and mop floors
  • Empty trash cans

Rotating extras (one per visit)

  • Baseboards and door frames
  • Inside the microwave
  • Interior windows and sills
  • Light fixtures and vents

Seasonal (often Best tier)

How to price it

  1. 01Cost per visit is cleaner hours (including travel), products and any equipment you supply.
  2. 02Price by home size and frequency; weekly cleans usually take less time each than monthly ones, so time them separately.
  3. 03Run the calculator for each frequency you offer to compare margins.

Visits per year: 26 assumes a clean every two weeks. Use 52 for weekly or 12 for monthly.

Scheduling the visits

Build plans around fixed days and areas so each cleaner has a steady route. Keep a few slots open for one-off deep cleans.

Common mistakes

  • ✕One price for every home size
  • ✕No rule for skipped or cancelled visits
  • ✕Scope creep: extra tasks added without a price change

Plan agreement checklist

Whatever the trade, put these in the customer's agreement. Have your own adviser review the wording.

  • ☐Exactly what each visit includes, and how many visits a year
  • ☐What isn't included (parts, repairs, materials) and how those are priced
  • ☐The price, how it's billed (monthly or yearly) and what happens if a payment fails
  • ☐The term, whether it renews automatically, and how the customer is reminded before it does
  • ☐How to cancel, and what happens to visits already used or not yet used
  • ☐Any member discount, written as a clear rule rather than "discounts on everything"
  • ☐How you book visits, and what happens if the customer can't give access

Cleaning plan questions

Should cleaning plans have a minimum term?+

That's your choice, but be upfront about it and about how to cancel. Clear terms avoid disputes later.

How do I handle a home that's much messier than expected?+

Say in the plan that the first clean may be priced as a deep clean, and that the regular price assumes the home is kept at a maintained standard.

Can I run a maintenance plan in Jobber today?+

You can set up recurring jobs and visits in Jobber for each member. Our free membership audit can also read a Jobber visits export to spot repeat clients. Check Jobber's own help centre for its current features.

What if my plan renews automatically?+

Tell customers clearly when they sign up, remind them before it renews, and make cancelling easy. Some US states have rules about automatic renewals, so check the rules where you work. This is general information, not legal advice.

How many customers will join?+

We don't publish a typical sign-up rate because we haven't found a source we trust. Start with your own numbers, such as how many customers rebook each year, and test a low, middle and high rate in the calculator.
